Facilities management

Concern for the smooth use of common spaces, ensuring that common spaces (garbage areas, heat stations, common staircases and corridors) serve their purpose.
Deciding on all issues relating to the management and maintenance of common spaces Implementation and realization of resolutions adopted at the owners assemblies, taking care of the facility within the framework of legal provisions, proposing maintenance works, proposing investment works, convening a regular annual assembly of owners, preparing material for the assembly of owners, preparing a financial report on the operation of the building, invoking the assembly of owners before taking decisions, which go beyond the framework of governance under the provisions of the law and represent the owners within the limits of their powers before courts and administrative authorities in disputes about their rights and benefits.
Distribution of costs. Review of the correctness of issued invoices from suppliers, settlement of suppliers accounts, collection of data on the amount of water, heat energy, etc. consumed, inventory of electricity meters, distribution of operating costs according to accepted keys, recovery of unpaid installments from owners.
Supervision of external contractors. The manager with his managerial administrators orders and supervises the quality and extent of works of maintenance workers, cleaners and other contractors of individual works.

Reception services


The reception is usually the first contact of a visitor with a business building, institution or company. The reception staff must be trained to offer friendly reception, feeling of certainty, good impression, information and trust at this contact. In addition to orderliness, communication in foreign languages and a professional approach is also important.
The work of our receptors involves taking care of employees, customers and guests, which we inform and guide. We are trained to work with central control systems, video surveillance devices and access control software.
In the event of accidents, the receptor is the first to respond. All our employees carried out a first aid course and are trained to deal with starting fires. In the event of a fire or other natural disaster the receptor is one of the coordinators of the intervention and possible evacuation.
Together we can achieve that your reception becomes an important factor in your overall image and at the same time discreetly monitors and directs the passages of staff and visitors.

Security service

We live in times of increased security threats. Any person, object or facility can be exposed to immediate danger at a given time. Our concept allows users of our security services a peaceful and carefree use of facilities. We strive for comprehensive surveillance of the facility with access control, burglary alarm, fire alarm, video surveillance and regular controls by security personnel. Our security guards are currently guarding many business facilities, residential buildings and residential neighborhoods.
The staff of our security service has passed the prescribed training with the law, and the knowledge is also deepened in the training that we organize every year. Security is carried out by security personnel in uniforms with mandatory markings and with all necessary equipment and knowledge. Our security guards are trained and licensed to perform x-ray examinations of luggage and other shipments.
Through the contractual partner, we also organize the connection of your alarm system to a security control center or to install a complete alarm system. In this way, your premises will be technically protected and any irregularities in the facility will be automatically notified to the security control center, which immediately dispatches our intervention team.
We build our efficiency on a good knowledge of the communities in which we perform security services, so we can offer a higher quality and personal approach. Our staff is directly present at the immediate location of the facilities we protect, so that the response time of the possible intervention is very short, and we monitor the events in the surroundings and take preventive action with random controls of our security personnel.
We are members of the Chamber for Private Security and we respect the codex and development interests of the industry.

Our company

Company Parks 1 Ltd. was founded in 1995. In all these years the company has developed a strong business as it now competes with the much larger companies because of the integrity of the services offered by the company.

When the company was founded, it obtained a trade license for the management and protection of the garages as the first private company in Slovenia. One of the biggest milestones in the development of a business was in the year 1996, when the company gets a present legal and organizational form of a Parks 1, Ltd. Since 1996 the company has expanded the scope of its core business, and today also guards and manages commercial buildings, parking garages, residential buildings and residential neighborhoods. Company also provides all the necessary monitoring activities. Today the company employs about 90 employees.
